How are the report items calculated?

Here is a list of the items you will see after running this report and an explanation on how they are calculated.

Room: total room revenue + any additional person charges. Extra items and credit card surcharges are excluded from the calculation.

  • Stay date: shows revenue earned from rooms occupied during the chosen dates.

  • Booked-on date: shows revenue generated from reservations booked within the chosen date range.

Extras: total revenue from extra items. Credit card surcharges are excluded from the calculation.

💡 Revenue from Per Booking, Per Room, and Per Person extras is only included if the first night of the reservation falls within the selected date range. Excluded reservations won't contribute to the extras revenue calculation.

Taxes: sum of all percentage and fixed amount taxes. Credit card surcharges are excluded from the calculation.

Reservations: number of reservations that meet the report criteria.

  • Stay date: shows reservations with stays happening within your chosen dates.

  • Booked-on date: shows reservations booked within your chosen dates, regardless of the actual stay dates.

Nights: total number of room nights that are sold/occupied within the selected date range.

  • Stay date: counts nights guests spend within your chosen dates.

  • Booked-on date: counts nights booked within your chosen dates, regardless of the actual stay.

Occupancy: percentage of available rooms occupied for the specified period. Only available when the Stay date is selected under Search by.

Calculation: occupied room nights ÷ total available room nights.

💡Total available room nights = total room nights (number of rooms x number of nights) - closed room nights (number of nights with a room closure).

ADR (average daily rate): the average revenue earned for an occupied room per day.

Calculation: rooms revenue ÷ number of rooms sold (or occupied)

  • Stay date: number of rooms occupied

  • Booked-on: number of rooms sold

Lead time: how many days in advance your rooms are booked before the check-in date.

Calculation: total lead time ÷ total number of bookings

  • Stay date: average lead time (number of days between booking and check-in) for reservations with at least one night's stay within the chosen date range.

  • Booked-on date: average lead time for all reservations booked during the specified date range.

LoS (length of stay): the average length of time guests stay at your property for the selected date range.

Calculation: total length of stay ÷ total number of bookings

  • Stay date: shows the average number of nights guests stay within your chosen dates.

  • Booked-on date: shows the average length of reservations booked during your chosen dates, not necessarily reflecting the actual stay.

Revenue per available room (RevPAR): daily room revenue generated per available room. RevPAR measures your property’s ability to fill its available rooms at the average rate. This is only available when Stay date is selected under Search by.

Calculation: ADR ÷ total available rooms.

💡 Total available rooms = total rooms - closed rooms.
